The NMLS Mortgage Call Report and Annual Renewal: What Licensed Mortgage Companies File and When

Published October 2026 · Last reviewed 20 October 2026 · 11 min read

Key takeaways

  • The Mortgage Call Report is due within 45 days of each quarter end: 14 November 2026 for Q3 and 14 February 2027 for Q4.
  • Every state-licensed mortgage company, and every company employing state-licensed MLOs, files one report per quarter with a breakout for each state.
  • Lenders and servicers file the Financial Condition section quarterly; brokers file it annually within 90 days of the year end.
  • Form Version 7 applied from the first quarter of 2026; Texas SML and Washington DFI eased only the first quarter deadline.
  • Company, branch and MLO licences renew between 1 November and 31 December 2026, at NMLS fees of US$120, US$25 and US$35 per state licence.
  • Late call reports, unpaid fees, open licence items and bond problems can block renewal, and an unrenewed licence expires on 31 December.

Licensed US mortgage companies file the NMLS Mortgage Call Report (MCR) within 45 days of each calendar quarter end, so the third quarter 2026 report is due by 14 November 2026 and the fourth quarter report by 14 February 2027. Every company, branch and loan officer licence held in NMLS must also be renewed between 1 November and 31 December 2026. A late call report, an unpaid fee or an open licence item can block renewal, and a licence not renewed by 31 December expires.

The two obligations run on the same calendar and feed each other: the regulators use the call report to supervise, and the renewal checks that the record is clean. This guide sets out who files the MCR, what goes in it, the dates for 2026 and 2027, the move to Form Version 7, the renewal steps and fees, and the other annual filings that fall in the same months.

Who files the Mortgage Call Report

According to the NMLS Mortgage Call Report user guide, the MCR must be completed by every state-licensed mortgage company and every company that employs state-licensed mortgage loan originators (MLOs). The NMLS general questions add three points:

  • A state-licensed subsidiary of a federally regulated bank must file.
  • An institution that is only federally registered and employs only federally registered MLOs does not.
  • A company files one report per quarter, with a separate breakout for each state in which it is licensed or has licensed MLOs.

A company with no loan activity in a quarter still files. NMLS allows the MLO section to be left blank in that case, and asks companies with activity but no MLOs to name a control person with an explanatory note.

What the MCR contains

The MCR has two components. The Residential Mortgage Loan Activity (RMLA) component is completed for each state. The Financial Condition (FC) component is completed once, at company level. Some states add a State-Specific Supplemental Form.

NMLS shows each company only the sections that match the business activities on its company record. First mortgage brokering, lending and servicing each map to different parts of the report, so the activities listed in NMLS should match the business actually done.

Due dates for 2026 and 2027

NMLS describes the broker Financial Condition deadline as 90 days after the calendar year end. Some states, such as Washington, describe it as 90 days after the company's fiscal year end, so a broker with a non-calendar year should check its state's wording.

Form Version 7 from the first quarter of 2026

The MCR moved to Form Version 7 with the first quarter 2026 report, which opened for filing on 1 April 2026 and was due by 15 May 2026. Version 7 brought, among other changes, reporting on loans in forbearance and a separate line for home equity lines of credit. States took different approaches to the change:

  • The Texas Department of Savings and Mortgage Lending gave no blanket grace period but said it would not actively pursue enforcement for late first quarter 2026 filings unless warranted for other reasons. It also said placeholder filings with inaccurate data are not acceptable.
  • Washington DFI gave a 60-day grace period, moving its first quarter deadline to 14 July 2026.

Neither concession applies to later quarters. The third quarter 2026 report is due on the normal date of 14 November 2026.

The rules that cause most errors

The NMLS field definitions and frequently asked questions settle most points that lead to wrong filings:

  • Licensee level, not parent level. The Financial Condition component must reflect the licensee and its consolidated subsidiaries under US GAAP. Parent company statements are not accepted unless they include a supplemental balance sheet and income statement for the licensee.
  • Property location decides the state. Loan activity is reported in the state where the property is located.
  • All fees, whoever pays them. Report every fee received other than pass-through costs such as appraisals and credit reports, whether paid by the borrower, a lender or another party. Pay to MLOs is not a pass-through.
  • Every MLO who closed loans. List each MLO who closed loans in the quarter in each state, even if they have since left.
  • Private money counts. All residential mortgage loans are reported, whatever the source of funds.
  • Servicing you have subcontracted is still yours. A company that owns servicing rights reports those loans even if a subservicer does the work. Interim servicing of under 90 days or three payments or fewer is not reported.
  • Whole dollars only. No decimals; round to the nearest dollar.
  • Amend when the numbers change. If audited statements differ materially from the Financial Condition filed, amend it. Reports cannot be created or amended more than two years after the period end.

Filing can be done by hand in NMLS or by XML upload, with a CSV option for MLO data, which suits companies licensed in many states.

The annual renewal: 1 November to 31 December 2026

Every licence held through NMLS renews in the same window. According to the NMLS renewal overview for companies, the company confirms its company and branch records are current, attests to their accuracy, submits renewal requests for its company, branch and sponsored MLO licences, and pays the fees. Each MLO must attest to their own renewal.

LicenceNMLS renewal fee
Company (MU1)US$120 per state licence
Branch (MU3)US$25 per state licence
Individual MLO (MU4)US$35 per state licence

State renewal fees are added on top, and some states collect fees outside NMLS. Payment by ACH carries no service fee; Visa or Mastercard carries 2.5%.

If a company licence is not renewed by 31 December, it expires and the company immediately loses its authority to do licensed business in that state. The failure can also terminate the related branch licences and MLO sponsorships, which then need fresh applications. Some states allow reinstatement from 1 January to the end of February, usually with extra fees and closer review; others do not allow it at all. The scale is large: CSBS reported that more than 850,000 state licences held by MLOs and mortgage companies were eligible for renewal in the 2025 cycle.

What blocks a renewal

NMLS lists the items that can stop a company licence from being renewed. Each should be cleared before 1 November:

  • outstanding licence items, such as unanswered document requests or required approvals
  • unpaid fees or invoices
  • changes to legal name, main address or control persons that have not been filed or approved
  • surety bond problems, including insufficient cover, expired bonds or missing riders
  • regulatory holds or restrictions placed by a state
  • call reports not filed or flagged as deficient
  • sponsorship issues affecting branch or MLO licences

For individual MLOs, renewal is blocked if the year's continuing education is not complete and posted, if a criminal background check is missing or expired, if there is an unpaid state invoice, or if a state has placed a prevent-renewal flag on the record. NMLS advises MLOs to finish continuing education by 5 December 2026, because providers can take up to 7 days to report completions. The individual disclosure updates NMLS released on 18 April 2026 should also be complete, as CSBS warned that records not updated by 31 August 2026 could delay the renewal for 2027.

Other filings in the same months

The renewal and fourth quarter MCR sit alongside several annual filings. The main ones for a licensed mortgage company with a 31 December year end are:

DateFilingWho
14 February 2027Q4 2026 Mortgage Call ReportAll state-licensed mortgage companies
1 March 2027HMDA loan data for 2026Non-bank lenders with an office in a metropolitan area that made at least 25 closed-end loans, or 200 open-end lines, in each of 2024 and 2025
1 March 2027California CRMLA annual reportCalifornia DFPI licensees

HMDA data is filed with the federal regulators, not through NMLS, under the CFPB's Regulation C. Institutions that reported at least 60,000 covered loans and applications in the prior year also file quarterly, within 60 days of each quarter end except the fourth.

Building one compliance calendar

The companies that renew cleanly treat the call report, renewal and annual accounts as one calendar rather than separate tasks. In practice that means:

  • reconciling RMLA closed-loan totals to the loan origination system and HMDA data each quarter, so the year-end figures agree
  • confirming in October that every licence item is closed, every bond rider is current and every MU2 and MU4 is updated
  • tracking each MLO's continuing education from the summer, before NMLS places the July licence item
  • filing the fourth quarter MCR and the annual financial statements from the same closed accounts
